Of course I wish they had come to me in the beginning as I usually end up showing them how they can make thousands of dollars more & set them on a path of investing for the future.

    Here are some tips on “How to Choose a Good Property Manager”

    Tip 1 Routine Inspections – Are they sending you copies of Routine Inspections with photos?  They should be as you should be aware of every room in the house and how it is being maintained.

    Tip 2 Maintenance – Do they action maintenance quickly and efficiently and do they give you options on what is urgent and what can be left for longer term maintenance.

    Tip 3 Entry Condition Reports (ECR) – The Entry Condition Report (ECR) is one of the most important documents in property management. Ask for a copy of the Entry condition report – are they thorough or is mostly blank on the agents side and they leave the tenants to fill it out?

    Tip 4 Communication – Can you have open dialogue with your Property Manager and do they communicate well with you. Can you ring them directly and how quickly do they get back to you?

    Tip 5 Experience – How much experience does your Property Manager have? Don’t be afraid to ask them some difficult questions about their processes to see if they know how to answer it.
