Real Tips from KYLIE – How to secure your tenancy

    Ever been to a property and you have a queue of people wanting to view it and you feel like you don’t have a fighting chance? This is probably happening a lot lately, isn’t it? It is now more important than ever to be able to stand out from the crowd so here are 10 tips that may help you.

    1. Dress to Impress – You should attend looking neat and tidy – think of it like you are going for job interview. Obviously, you don’t have to go all out but I think you get the gist.
    2. Be polite – The way you behave at an open says a lot about a tenant and good agents will be looking for this. All owners want to think their property is being leased to someone they can work with and look after.
    3. Come prepared – Get your paperwork sorted. Bring along your application if appropriate and prepare copies of your ID, bank statements, payslips etc so you can easily put these with each application. Have them saved in a file on your computer for easy access to be able to send to any agent.
    4. Have all details that will be needed on hand – The most common follow ups are people who apply and don’t supply email addresses or phone numbers from their current or past property managers. This can slow your application process down and therefore limit your chances of early acceptance.
    5. Read the advert – Ensure you have as much information about the property & then ask the agent anything else that may be needed.
    6. Covering letter – do up a covering letter that provides the agent with information about you and the people who are going to rent the property. You may like to include things like photos of you all (& your pets), your background, why you love the property, how you will be able to maintain it, and any supporting information that may assist your application. This also helps the owner connect with you and get to know you.
    7. Feel free to follow up the agent – Let them know how excited or eager you are about the property but be mindful not to harass the agent as the longer they spend on calls with people following up the longer your applications will take to process.
    8. Engage with the agent – introduce yourself when you arrive at the open.
    9. Be friendly & let them know if this property isn’t for you.
